FREQUENTLY ASKED QUESTIONS
With Microbuilt Homes

Land & Site
How much land do I need?
We can build on any size of land, given you have the approvals in place to build a dwelling. Whether it's small or large, we work with you every step of the way to ensure your home, suits your block, lifestyle and budget.
Does my block need to be flat?
No. Your block does not need to be flat. We can discuss options with you around positioning of your home and requirements with engineering.
What about difficult access or rural roads?
We arrange to catch up at the site address where we can discuss options before starting your build. This will be different for every block, but we will work out a plan with you and all relevant trades.

Build Process
How long does a build take?
This will look different for every new build based on size, style, access and weather conditions, however, a typical build that's 3-4 Bedroom, 2 bath, 2-car garage, roughly takes on average 6-8 months.
Can I change the plans?
Yes. We can adjust plans accordingly to what suits you. Our ready made plans available, have already gone through the council approval stages which will mean you will need to wait a little longer before your build commences for council approval.
Do you handle approvals?
No. Approvals are done by the local council.

Services & Connections
What's the best options to connect water, solar & sewer or plumbing?
We will go through all these options with you as part of the quoting stage. Options also vary depending on where your block is located, if it has access to town water, power and sewage lines. Solar is definately an option to anyone wanting this and can quote accordingly to your lifestyle needs.
Do you help with finance?
No, unfortunately we do not, however we can offer recommendations to trusted brokers we know, just ask!
What affects build costs most?
-
Labour availability & wages
-
Material Costs & Supply Chain Uncertainty: Prices for key materials like steel, timber, concrete, bricks and copper have fluctuated due to global market dynamics, energy costs, and supply chain constraints.
-
Due to costs associated with materials, this is where prices are much higher than 3-5 years ago.

Regulatory & Compliance Costs
-
Modern building codes (energy efficiency, bushfire/flood compliance, accessibility) add cost through higher spec materials, design time and specialist consultants.
-
Planning delays and complex approvals can also add time and cost before construction even starts.

Market Demand & Project Pipelines
-
Strong demand for construction (housing starts, infrastructure projects, commercial builds) competes for the same limited labour and materials — pushing prices up.
-
Public infrastructure projects (roads, hospitals, Olympic works) can absorb available workers and materials, pushing residential builders to pay premiums.

Financing & Economic Conditions
-
Interest rates and financing costs matter: higher borrowing costs make projects more expensive to carry, and builders often pass this cost onto buyers.
-
Exchange rates impact the cost of imported materials (weaker Aussie dollar ups local prices for imports).
